How to relocate an employee to London: the immigration process step by step

London rents run about 60% above the English average. The housing budget, the deposit and council tax shape a relocation package more than any visa fee.

A London flat costs well above the English average

The ONS put the average London private rent at £2,332 a month in August 2026, up 3.5% on a year earlier. England as a whole was £1,459. A London allowance cannot be copied from another English office.
What HR should plan: Set the London housing allowance from the borough your employee will search in, not from a national average.

Deposits are capped by law

In England a holding deposit is capped at one week's rent. The tenancy deposit is capped at five weeks, or six if the annual rent is £50,000 or more. On the London average rent, that is roughly £538 and £2,690, before the first month's rent.

Landlords check the right to rent first

In London, the sponsor licence usually settles the legal question. The time then goes on the CoS, the UKVCAS slot and the lease. Each London borough sets its own council tax. Every bill also includes the Greater London Authority precept, £510.51 for Band D in 2026/27, up 4.1%. With that precept, Band D runs from about £1,028 in Wandsworth to about £2,609 in Kingston upon Thames.

Short lets

A 90-night cap on whole-home short lets
Greater London has its own short-let rule. A whole home may be let short term for no more than 90 nights a calendar year without planning permission. Someone must pay council tax there. Boroughs can serve enforcement notices on hosts who go over.

Living wage

The London Living Wage sets a higher pay floor
Accredited Living Wage employers in London pay at least the London Living Wage. The Living Wage Foundation sets it at £14.80 an hour for 2025/26, against £13.45 elsewhere in the UK. It is voluntary. A new rate is announced each autumn, with up to six months to apply it.

A regulated adviser can handle all of it. Bring in an SRA-regulated solicitor when a refusal may go to judicial review at the Upper Tribunal at Field House, or when the licence itself is at risk.

What is a realistic timeline for moving a sponsored hire to London?

Allow about 6 to 10 weeks between signed offer and eVisa, as of October 2026. For in-country cases the biggest London variable is the free UKVCAS appointment. UKVI processing only starts the working day after enrolment. Housing and school places then decide when the family can actually move.
